@Paul Stewart Yes, rental would be a good way to go in our area seems school district is good, convenient to jobs, and shopping.

Drive around your target neighborhoods, write down address and find the owners.

I have found a property for $295k in a nice neighborhood with an ARV of $385k the seller acquired through adverse possession.

Basically, if they are "materially damaging" the property or blatantly violating a specific term of the lease (such as if the lease says no drug use but they are using the property for regular drug parties for the entire neighborhood). 

The hot neighborhoods often have lines out the doors once something decent comes on the market. 

It is in a class B neighborhood and all the repairs are done on it.

The neighborhood has really shot up in value over the past few years and houses are selling for $500k+.
