I'll also check Craigslist and sometimes use Google maps real estate feature to check current nearby rents not usually as effective but can give you some idea.

Now as to which one they've taken is a matter of personal preference ... of course this is also an educated guess I recently looked at a property with no comps in the nearby area what happened was they looked elsewhere.

A smaller nearby house sold for 166K in July, (not a fixer) and one same sized for 140K AS-IS last month, after 100 DOM, down from initial list price of 157K.The house is a fixer upper.

After a few years, you might look into getting with a national service and do review appraisals, reviewing the work of others who did a home appraisal, last I heard those were $100. each, but you could do one an hour and drink all the coffee you want.I have a friend who has a very large national appraisal service and subs out work all over the country.
