Go to your local county office and figure out how to get data on unlawful detainers, notice of defaults, divorces, death certificates, Quit claim deeds, back taxes of 2 years or more and code violations...start building those lists and mail to them consistently.If lawful, put out at least 25 bandit signs every week.

I think the easier ones to quantify are things like difference in rental rates by month (we set leases to only be in best rental months), reduction in vacancy period, and increase in tenant occupancy period.Hopefully with time I can get the data to put this into hard dollar numbers.

I get tons of such solicitation, frequently from public records and I can see there's no effort whatsoever to validate the data as being appropriate - - thus they all go directing into the circular file.Big turnoff to be marketing with inaccuracies and then begging to get the listing.

It's very hard getting data in this small town, and I believe that RE prices cannot continue to just go up as rentals seem to be near max rates in many areas.
