Many here on BP recommend only buying junker cars (and making other lifestyle cost-cutting measures) while focusing on deal finding/making.ie.

I have not yet closed on my house but now I am having buyer's remorse and thinking about the fact that buying this house on the upper end of my qualification will limit my ability to invest.

So people always want to check because when people like yourself go over the limit and need a down payment anyways, I’ve seen instances where banks have funded them at 4.5% down and unnecessarily charged a way higher funding fee just because they didn’t know what they were doing.  

I have very very limited knowledge of Pittsburgh but my guess would be closer $1800-2000 for both.  

If a cabin isn't directly inside the city limits of either PF or Gatlinburg, it's going to have a Sevierville address.

If the interest on the credit card is NOT zero%, you better off paying it off.Actually, it's beneficial to have few credit cards - let's say 5 of them with $12K limit will give you $60K.

Plus, after tax IRR is your real measure! 

Some have limited title seasoning and others require 2 years and still others have limited seasoning on cash to close while others inexplicably follow Agency guidelines.A good mortgage broker will be able to guide you through the morass and structure your loan accordingly.Best of luckStephanie
