When a buyer goes into the market place, and they are preapproved for say a $400k house...they will buy a $400k house.

My area Facebook marketplace is the place I received the most interest for my properties   I also advertise on Craigslist, I use cozy which pushes to a few different places for free as well   

You can post it in the Marketplace, not in the forums.The problem with this is that the Marketplace is not a catch-all.

You'll need to use the Marketplace to find buyers.

I use Facebook market place to find potential tenants.I use apartment(dot)com for screening the tenants, I also post it on their platform but for my area facebook marketplace brings me the most traffic.Of course looking at the profiles of the tire kickers is always a hoot...lol

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.
