The first is make sure your rehab numbers are ROCK SOLID and you included the cost of your HML for the ENTIRE TERM OF THE LOAN, plus any fees.

I'd say I am starting from rock bottom as I do not have any real experience in real estate investing.

Tenant also moved a dog into property about a year in (200 nonrefundable in lease for pets) and also enclosed an open loft into a bedroom, sheet rocking open space and placing a door on an open entry way.

@Brandon Hausauer I think it's interesting that no one has been able to or willing to share detailed data about the performance of their turnkey portfolio.I think this speaks pretty loudly that turnkey is not necessarily a winning strategy.

The floor has been pretty quiet over the past few years but lately has started to squeak and is quite loud when you walk upstairs.

@Joshua Strong It's hard to say without knowing exactly what's going in there.I'd talk to the town zoning board to see if they can give you any insight - but remember that they can change the rules at any time.That said, I'd expect that anything that create more traffic (especially loud traffic like tractor trailers), noise, odors, air pollution, etc will drive down property values.  

How do you multifamily investors get comfortable with this and other risks that may not reside as loudly with SFHs?
