I really need help installing systems and finding the gaps in my business.For wholesalers doing it it full-time or those generating consistent weekly to monthly deals, what's your advice on taking you business to the next level.

(IE: Most investor jobs)Meanwhile the guys with a real business who have real systems and employees to assure that things aren't getting screwed up learned LONG AGO that they had to charge about 5x more than the buck in a truck, and know better than to even sign a contract that won't assuredly pay them at the end of the day.

There is definitely a lot to it and I'll keep digging. 

Otherwise, folks would just do one report and just keep editing it for different properties, cheating the system.

If so it is the same level of effort as changing it yourself.As for charging service call plus repairs, again, I don't know how you can conclusively deduct that a system breaks down exclusively due to dirty filters. 

There is always the possibility of a glitch in the system, so if you liked the way they represented you in the past, perhaps you could give them the benefit of the doubt and contact them again.If they don't reply immediately, start looking for a new agent.

I am a huge fan of the bus system here too, but as a mode of commute for your typical 9-5er I think the subway is more ideal.

They're still working out some of the kinks in their reporting systems, but if you want your properties rented quickly at healthy rents and with happy tenants, they can't be beat.  

These are annual amounts collected over a period of years to cover the replacement of major capital items such as heating and air-conditioning plants and units, electrical systems, roof's, etc.

I have a lot to think about before I make a move this spring but I appreciate everyone's input.
