I apologize for the delay and I hope your deal went smoothly.William, the only way I see that being possible to get someone to lend is if you have very strong contingencies for the return of EMD that stretch the full term of the contract, as well as a personal guarantee on the loan amount.

I would not expect that demand to drive up the price in a crazy way but let's say there's some $700,000 4-unit properties in some markets that are sitting for a long time - those will sell faster.

Based on what I've learned through my research so far I would not buy a CA property just for Airbnb, unless if it's somewhere where I could potentially use it for a long term tenant if things were to change.. but this is a little different.

So as long as the demand is there and the boundary is never expanded (which is very unlikely), then the supply is so low that real estate there should essentially ALWAYS be in demand.
