While this would improve the cashflow and cap rate for resale, I'm wondering if it would shrink my market of buyers, since they could no longer use conventional financing as it would no longer conform to a 2-4 unit building.

Some would take those, 1007 market rents, or even AirDNA, so knowing which ones is important as you start your refinance(?

With my current salary I can only borrow 300k and it will give me limited directory in the market I’m looking at. 

I tend to take my property off market "hold" during slow times for some painting, other small updates and would never consider it as occupied.

Hey BP community I want to give my opinion of what out-of-state real estate investing looks like to me:Out-of-state real estate investing offers the chance to diversify your portfolio and tap into high-growth markets.

I was under contract but all my local lenders would not or could not loan on a manufactured home.

Obviously there are mature markets where this no longer stands out.
