I avoid properties I wouldn't want to live in the location, (crime, high power wire over head, near a toxic zone, fronting a highway) I keep to 3 bed 2 bath that are in blue collar neighborhoods with everyday people.

@Brandon StevensThere is another recent topic about best place to have a VRBO.It seems that the Blue Ridge Mountains around Gatlinburg TN is one place people are buying more VRBO properties.I would try and buy 4 or so properties at 20% down and finance them all.
