I am self employed with two other businesses so the checkbook option shouldn't be a problem.I am looking at the following.iRA123 or Safeguard, Sense Financial, Broad Financial, and IRA financial group.If there are any better companies please let me know.

We couldn't justify the low ROI.We're so thankful we built the big one first.

Overall my goal is to make enough capital to start investing while also learning about more parts of the industry while doing so.

But they kept the 1 mil available to me so I could operate and start my construction.. they also feed me lots to build on etc etc.

Most agents don't work with investors so you can do well if you take the time to learn and be good at it.

@Clayton SilvaI think you covered a lot of the angles - the answer is “it depends” - every person is in a different situation and stage of life and some may want to pay points and others maybe not.Right now I would not be buying down the loan knowing the fed will lower rates, which should slowly bring down the 10 year T which would then lower ratesFor me I would guess I would refi within next 3 years so I wouldn’t pay pointsIf I thought I was not gonna refi within 5-7 years then yes pay points

But its typically only if its 30 days late so something does not seem right.For example, if you were to close August 25th and did not make your august payment but the loan closed on September 5th, your loan is not behind.

So today I was talking to my mentor and we were considering different real estate strategies to expand my horizons.He mentioned mixed-use properties, which I honestly have never considered as an investment.
