I'm looking for B/C class properties 5 to 15 units preferably mostly 2 bed units with pitched roofs in MSAs with good job and population growth purchase price between $400k and $900k and a cap rate of at lease 7%.

I currently have occupancy through next May (2019) for this unit and was wondering if I should renovate now or wait until they vacate.I am a little tore because realistically I would not be able to raise rent to offset some of the improvement costs until this lease was terminated and the current monthly rent is already a tad below market without the improvements.

I found that many of the leasing agents were very helpful when they knew that I was being honest and not just mystery shopping them and when they knew that I was not from a competing property since I had a small community.

The last thing I will bring up is make sure you read the leases to make sure there is no wording to stop you from sub metering the water.
