Every market is different but there are things to consider (my first job out of college was bidding on properties at the courthouse steps):1.

To leave you on a brighter note, I think there is still opportunity here when executed properly.  

I was wondering if there was an opportunity to manage HUD properties or if most are self managed.  

Are you graduating school soon and will you be getting a job straight out of college? 

They will not get the professional representation and will likely waste more time and lose out on more opportunities.

for me got my RE license at 18 and hit the streets.. tough first 6 months.. but that first commish check of 900.00  when at the time  75  a great job paid 8 to 10 bucks and hour.. and it took me I calculated about 6 hours total time..

I think the issue is how much is the job? 

I want to explore some options to exchange some of our underperforming and older properties for other opportunities.

They do a great job with basic questions but their knowledge, at times, can be limited.
