you can test a market, and get out easily if you need to, or switch to a new location.1b) the overall return may be higher if you buy, IF you buy @ the right price (make a ton of offers and get a good deal/ find a motivated seller), and IF your property appreciates.2) if you are doing rent-to-rent (this is how I was able to leave my job and begin a career investing in real estate), then you need to network with brokers and landlords.

It seems this doesn’t even come close to passing the 1% test.

I’m about to purchase 3100sq. Ft. House. With large basement. Radon reading was 16.9. I’m very concerned and thinking of backing out of deal. My regards,

Land development for building is capital intensive and fraught with uncertainty we know going into any of these deals we are going to risk 100 to 200k by risk I mean totally lose it.. 

Possibly a little more labor intensive but the labor is cheaper then the material and could be done relatively quickly.
