When I run numbers on these home I always increase my numbers by 15% and add in an extra contingency allowance.

To buy this new 8plex I would have to refinance my current 8plex and increase the mortgage from 170k to 510k (170k+320k for new 8plex+20k for acquisition fees or other things)This is my current property (8plex)This is my current property after refinancing (8plex)This will be my new 8plexI should also add the the new property is in very good shape.

In his YouTube videos he makes it seem so simple to find a house with equity then quickly flip it to purchase another house.

If refreshing the unit and increasing the rent is going to happen, might as well give notice and start on the first unit.  

I haven't shopped around for insurance for a few years now, but I noticed a significant increase in how much we pay for our Texas  rentals.What REPUTABLE (with good/excellent history of paying out in case of fire) insurers would you recommend?
