I'm an investor out of Des Moines and your post caught my eye! 

Ive had my eye on one for a while and have negotiated a good purchase for it however my funds are tied up in my current flip and a spec house im building.  

I have a pretty clear picture of what I want the business to evolve into, again I know it can take 10-15 years (hopefully not) or however long for it to reach the point I’m picturing but this is something I’ve had my eye on for a long time. 

In my eyes it was a victory, and the start of my first house hack.That pretty much sums up my story.

One catch with the delayed financing rule...

And the smaller investors who threw darts at a map to pickup their next rental income will be catching up paying up on current loans and chasing tenants.. 

I'll definitely bookmark those sites and keep an eye out for dates. 

My specialization as a lawyer is in corporate, so forming companies and ensuring they are complying with all regulatory parameters isn’t a challenge for me (in theory!).

203k loans are great for making ADUs since they're basically rehab loans, but they do have some catches to them.
