What age and condition is kitchen, bathrooms, water heaters, furnace, roof?

I am just a homeowner who needed a bid done on some very minor water damage in my master bathroom.

We installed engineered hardwood floors, painted the kitchen cabinets, installed new countertops, backsplash, underneath cabinet lighting, tile in bathrooms, new light fixtures, and furnished the studio.

I currently have a deal to purchase portfolio of 10 3 bedroom 2.5 bathroom townhomes for 1.4 million. 9 of the 10 are rented.

Purchase price: $290,000 Cash invested: $25,000 3 Bedroom 2.5 Bathrooms townhouse with approx. 1750 sqft located in a tucked away complex.

It is in pretty good condition, needing to have the floors and bathroom updated only.

To diversify. there is a lock on each bedroom door and the people will share the living room and dining room and kitchen and bathroom.

So filthy the kitchen cabinets, and under them is rotten, same with bathroom vanities, all rotten and moldy.
