This isn't the ideal way to get a deal done.  

Ideally, I'd love to understand a cost per sq. foot of repairs, not sure if it's possible.

Collecting checks from tenants seems less than ideal in 2017.

Although it would be ideal to have the fridge farther from the sink, I agree that viewing the side from the living room may make the space seem smaller.  

Splitting the lines to make them a tenant responsibility would be ideal if the investment weren't so pricey. 

Basic brochure ideally 1 page with 1-3 color photos with house specs like a realtor would make - 3 Bedrooms, 2 bathrooms, $1400/mo. $1400 security deposit.

Other than that, they have been working great and are ideal where there is either no possibility of ducting (vaulted Ceilings for example) or to save installing ducting.If you have good ducting then I would recommend a traditional AC unit.Good luck
