Well, but it'd be much easier for anyone out of town to drive into town in the evenings, because traffic is heading out, but pretty impossible for anyone in town to drive out of town.

The difference between the two is about $25k off the top of my head, with no other mortgage on the property, from about 110 on the lower appraisal to about 135 on the higher appraisal.

Keep in mind these snap shot in time sfr cap rates have almost no meaning and most especially without knowing what direction they are heading.

don't let a little cash for permits cause you a headacherealtor disclosuresif you rehab and sell and the selling agent does not disclose updates his or her head is in a slingthey will let the buyer know of updates esp for sellplus you have the home inspector that will really knowcover your bases and don't be stingy with the money for permits, it will save you a lot of heartacheenjoy
