@Benjamin I Singer Forgive me if this sounds a little too harsh, but unfortunately there are no step by step guides and if you're asking these types of questions I don't really think you have what it takes....yet.

I showed up nicely and reasonably dressed with a clean truck and business card available to show that I was a serious potential "tenant."

Any realtors, cleaning companies, contractors specializing in STR in the area that are willing to connect, thank you in advance! 

Extending downpipes, making sure the gutters are clean, seeing where water is pooling. 

A title company’s main responsibility is to ensure that the seller is the owner of the property and has the right to sell the property so that the buyer is receiving “clean title” to the property.

But there is no pool or gym and no one comes in to clean the apartment during their stay.

Tell them how much you want to help them stage their houses, clean their listings, create handwritten notes for clients, get their coffee, drive around with them doing errands, run their social media accounts, grow with them, and offer suggestions and ideas with a younger/fresh outlook. 

As for the drug addicts, unless they're coming from a program where they've been clean for a period of time, and going to meetings, etc. plan on problems, spending their rent money on drugs, etc.

I had a local guy doing the clean-up and demo, but things aren't working out so well. 

The only thing I ask is they clean the home removing all of their belongings and leave it in good condition.
