I was talking about it with several co-workers at breakfast and they wanted in. 5 co-workers would put up $25k each and I put up my expertise to handle the deal. so 6 equal shares.

A good first step would be to find mentors such as entrepreneurs in your industry who have successfully raised capital in the past or others with the expertise and experience to guide you. 

He is more interested in being a passive RE investor and wants to use both mine and my husband's skills and expertise to start investing in Real Estate.  

One of my motivations to get my license was because I felt like I wasn't getting the service or "expertise" that you should expect.However, I am also very selective in who I take on as a buyer client. 

I know a sharp realtor, but I have not asked her what her expertise is with investment properties, or whether I should even enlist her help here, if there are better avenues?

Get to know folks here, look at thier profiles and see where thier interests are, what is thier agenda, connect with those you deem ethical, responsible and who have expertise, there are many here on BP who can guide you.

While most agents I have worked with do not have super valuable insight, expertise, and negotiating skill to offer most investors, some few do.

No one can tell you and a partner what the correct split is for you - so much depends on amount invested, time neccessary to manage the investment, expertise of each party, etc.
