I'm currently doing a cash out refinance and taking about $300k in equity while leaving equity on the table still so that it cashflows whether it's rented out long term, or as an a short term.

Especially considering that you seem fairly open to having the work done and even working the long term tenants & PM to keep the property in good condition, there is no reason your PM shouldn't be taking you up on that.

The rate is good, but Hawaii has continually hit appreciation booms for the last several years so it should still go up, but not as crazily as from the pandemic to now.
