.- Total time from initial offer to closing... 4 months.Long story longer, I guess it ended up pretty well since I saved $5K on the deal, but I was so frustrated by the end of it that I almost didn't do the deal out of principle.REO's are fun!

It is very frustrating as a PM when you do your job by informing the owner of what needs to be done, only to be constantly told you can't do it.  

For example, if your bargain AC tech (who may be very good, btw) works a full time job somewhere else, can only communicate nights and weekends, and can't actually get to the job for another two weeks I'm likely to move down my list of known responsive vendors and get someone else out there sooner.It can be frustrating when a property owner wants me to waste an extreme amount of time chasing a specific vendor so that they can save half as much money as my time is worth.

Its frustrating but its something we are working on.  

That is why I'm so frustrated about trying to find an honest (and licensed) wholesaler and most likely will just do my own motivated seller searching to avoid some BS.

Where my frustration comes from is feeling stagnant.

They also get frustrated by any rent increases. 

:D Unfortunately you're not the only one frustrated at todays regulations regarding banking lending.

NETWORK.Read up on syndications, meet rich people, do research, know that it's frustrating(SP) and that you'll get DENIED a lot.
