Also some states do not allow you to seller finance if you have an existing mortgage - others require the sales price to be above the existing loan and cannot mature before the existing loan.Definitely need to get an attorney involved who handles state compliance

What realistically can be achieved if one starts lean and mean, with couple of thousands of dollars to invest in marketing and pick up as things move forward?

there is no typical.. but in this instance going forward I would meet them and you hand them your check and they hand you the sign Lien Waiver/release. 

Buying outside of those hotspots is not so expensive, but yes, prices have increased since the lows right after the hurricane. 

If you move forward on this, make sure you have layers upon layers of checks and balances here.

Combined with the price I paid through the auction, they are much higher than market valueproperty 1: paid 100k, owe 170k.

The buy prices of these home are much higher than I am acustomed to in my area and my other investments althought the super low downpayment owner finance at  6%  is much better than i can get elsewhere.
