Usually, we hire someone to go secure the property and give us an inspection report for obvious defects (Roof has six foot hole in it).

One of the things that would be very valuable for you to learn is that when you are looking to a forum like this to "help" you and "advise" you, it might behoove you to not shoot yourself in the foot.
