Indy is loaded with 2-4 unit properties and if you follow the Gentrification circles you can find them and buy them on the outskirts where the values reap the best benefits.  

Rent from it should provide decent cash flow, if we could find another place to live. 

There is no need to find buyers when you have a good deal. 

My company provides foreclosure funding.. its a very select group I  do this with and I dont advertise it lest my phone gets blown up..

@Kent Foltz I think you've got to put the time in to research the different states and find the ones that will be the right fit for you.I started with non judicial states only then moved to judicial as well.

Find one that adds value.
