Are you finding that the higher rates are affecting your cash flow projections or acquisition strategies?

He has not paid rent in 6 months hopefully, judge finds in my favor and I get eviction order.  

You were smart to not go any higher, you had a number that you were good with.I suggest you continue to attend auctions, make sure you do your research first, try to talk to the owner or lender, find out what they need.

It's more about finding a property that works, than finding an area where everything does.
