I have seen some that provide flat fee, but then I have only seen those when being challenged by the DOL and IRS, and the money has been spent fighting the challenges (so I may be biased in my opinion on flat fee valuations).

Yes interest rates are a little high, but try to look at it this way, if they drop a couple of points, you can refi into the lower rate and you already have a property and won't have to fight with other people looking to buy.

I have been fighting this injustices for many years and have been working with a lobbyist to help change the law so that when a tenants contract ends, we just take that contract to the police station and have the tenant removed.A contract is a legal document.
