@Mary MitchellHi Mary,That is something I debated a lot because you’re exactly right - there’s not much I can do right now if she fights it and doesn’t move out.

If its a good deal and you have to fight for it, you can give them a higher offer to get into contract after you are in the contract and you got the inspection report use it to negotiate the price down. 

I can tell you first hand two things... 1) There is a great deal of competition, so expect a dog fight for investment properties that make economic sense. 2) Lots of stupid money coming in from all over the country to buy properties and it's driving prices up and causing true RE deals to be extremely hard to find.

If you are in a competitive market, then you will have to fight off guys who will pay much more than what would make sense to a normal person just so they get the deal.

It's because some people fight it instead of ignoring it like youre doing it.  

This will at least get the conversation started and you can go from there... and with some luck you might just reach an agreement and save both of you some time fighting this.

Many are scammers that's what you believe, i cant change that, I won't fight your ignorance.

The snowball grows.Not using equity keeps us more honest and fighting for better deals. 

Not to mention we are fighting rent control.

I am in the process of disputing it with the property manager and being as we are in CA and I know the tenant laws here favor us a lot I am willing to fight this.
