I always appreciate experienced input.

There are newbies and experienced people alike and everyone learns a ton from each other. 

We have all experienced wiping out a year or more of positive cash flow in a single expense or numerous expenses in quick succession but realise over the long haul we will/should come out ahead if we buy right.

I recently picked up two books which are Brandon Turners rental property investing and little or no money down book, both have been great so far but i know this is just the beginning on my great real estate journey and i will need to obtain more knowledge. i have a question that i want to get off my chest and i have been itching to ask, for all my experienced investors and not so experienced investors if you where my age or if you are my age, the information that you know now and situations you have experienced what would YOU do if you where in my shoes to start off?

I was under the impression that we should shop rates with multiple lenders once we have a deal under contract.My friend is not as experienced with FHA 203k or renovation loans in general, though he has another guy in his office who is.

My question here is, has anyone else experienced this problem?  

I'm sure more experienced investors will have a lot better advice. lol.

Was wondering if theirs any experienced wholesalers who needs a hungry , eager to learn understudy in the Houston Texas area
