We went through the same exercise a couple years ago.

Created a good monthly spread, and on the 20% or so that actually exercise the option I got a nice back end.

I have just gone though the exercise of a 1031 to buy and rehab an REO property. 

I tested it with a couple samples I took and it seems to work well. 

I was also liking the look of sample sites from lodgify.com.
