For an SFR, the typical buyer will want to occupy, so give lots of notice of intent to sell prior to the lease termination - - time your listing to this event.For an MFU, these are clearly investor properties, so you still give the notice but sell with tenants in-place for the instant ROI to the new buyer.

True...thing is I know that there are a few properties listed in the name of the individual who has defaulted and they have furnished profit/ loss statements etc because they are self employed...mysteriously they have not listed any other assets ( including the apt building that they are collecting income from that I already found about prior to contact) and I understand how the "game" works, I wonder what others have done when presented w this kind of issue?

@Damon Jude, Commercial Realtors did not require a pre - approval but in the last 2 years most of my Commercial Realtors require a pre-approval letter prior to going out with a client or putting an offer in on a deal.

Just as waiting till required repairs are done and reinspected, waiting till the tenant is gone to close could make this a problem for the seller to fix prior to closing.

I took pictures of all kinds of issues: damage to most of my new cabinets they installed, electrician replaced a bunch of new lights and fan I had a prior contractor put in, wood trim was installed poorly unevenly cut, drywall finishing looked terrible, the plumbing they roughed in didn't line up with the vanities they knew were there to be measured... among many other issues.
