I personally will use a legitimate company.Part of my due diligence would be getting Accurate estimates for the things that need to be done. 

Purchased at 505k and estimated to be about 630k in Zillow.

A good faith etimate is exactly that -- an estimate and it may include some costs that you will not incur. 

Ez and low capital =high chance of failure.

I don't think he did because he contacted me over a week after the incident occurred asking if I "fixed the leak" yet, because he wanted to get some estimates for repair and send them to me.

I've been looking at a lot of properties online and one of 2 things usually happens: either the seller over estimates the property (overstates price and rental rates around the area), or it's a 3rd party/wholeseller who I have to refresh their memory about the property.

So far, it has been challenging to find reliable roofers in the area (they are too busy or never sent me estimates)  Any has any recommendations???

There's a good chance they show up for the hearing and you want your case to be bullet proof.
