October 11th: Eric emails Powers reminding him that promissory note is due on October 15th and includes wiring instructions, never gets a response to the emailBob reminds Powers again via text that he has still not received a wire with a refund, from this point he has been unable to get any kind of a response from Powers (as of Nov 5th)October 29th:Bob emails Powers letting him know promissory note is now past due (there was a 5 day grace period) and requests a refund of the $40,000 in deposit, and will pursue legal action if no response is received within 2 business days.

I'm not surprised they prorated it based on 31 days - most tenants don't know the generally accepted rule is 30 days, and since it's in their favor, they always do that unless instructed otherwise.When a tenant provides me with notice, even if it's verbal, I have no problem starting the clock on that day (after all, I have been notified and I can start the ball rolling with advertising, etc.).

I have a entrepreneur mindset and am a self- starter so I'm not worried about that, but what if I wanted to meet up with a EXP Realty agent in Cali to learn first hand... is this possible?
