Or you could always utilize private money.The biggest point to take home is to ensure you do your due-diligence, ensure that the numbers work with utilizing a hard money lender as they typically or more-so for short-term purposes because of their higher interests, short-term loans, and other fees/expenses.Good luck

As far as exit strategy, again assuming your numbers are fairly accurate, I'd lean to wholesaling as-is if you can get anywhere close to what you would get post rehab.

@Cindy ChanIf your mother gifts it to you - your basis in the property is the lower of her basis or fair market value at time of transfer.Ex. she brought it for $100,000 10 years agoit is now worth $90,000Your basis if she transferred the property to you would be $90,000 + the cost of any repairs you made.If the basis did go down - I would prolly see if she can sell you the property.

Flying off the handle can get you in trouble.For example, not renting to those in the military is against federal fair housing laws.

You might need to charge a different rent for units with 1 or 2 spots but you will need to determine if you can increase rents to charge for a space or figure out the most fair way to take a spot away from a tenant. if the city does not allow on street parking, I think it is on the landlord to ensure they have appropriate parking for the tenants.

You can even share with them moving forward if they would like to market any properties under your portfolio you would like to be contacted first just to make sure there is an understanding and agreement on both sides.Then you can close with I contacted you directly because I wanted to be fair and upfront with you but if this continues you will give me no choice but to have to contact the proper people to cease this action.
