I might eventually attempt to sell off a few to 1031 if I can get everything to fall into place.I love the community here, but I would like BP to put more focus on utilizing the “references” section on user profiles.  

I’ve listened to a few dozen podcasts and wondered around the forums a bit but for the last year and a half I have been looking at properties, attempting to punch numbers, speaking with realtors; basically I’m very green.

@Jorden Glasco obviously there are a ton of things to think through before you go into this endeavor.

I was making a lot of money from online endeavors a couple of years before that, but have just barely been scraping by over the past few years, so do not have the capital or income to be able to purchase another income property these days, although that is very slowly changing and I'm able to start slowly saving again.It kind of sucks because I have a lot of equity and capital tied up in that property, but can't leverage it to roll onto a larger property, since I wouldn't be given a mortgage at my recent income rates.I think that, unless you're a slumlord, you can't really cashflow here - at least it's not worth the investment, and that the real gains come from appreciation and equity gain.I also think that student housing could be a great opportunity - if I had the funds, I'd be really interested in purchasing a house with a lot of bedrooms in the university district and then renting it out to VIU students.

If it appears that they didn't move but haven't been home in a long time, I would attempt to find out if they're in the hospital, jail or deceased.

In many cases, buyers will attempt to get an access agreement as part of their LOI.

Depending on if the insurance company is flexible at all, you could take that to them if they attempt to cancel the policy.Some companies are more flexible than others.

The mortgage co's representative said that they would be in touch at the end of the court proceedings - from that point we have not heard from them other than these fines.I am receiving some help from a local Real Estate investor who has checked with his RE attorney about everything to make sure we aren't on the hook for anything, but based on this info believes that my family and I should be in the clear, due largely in part to the extensive time frame of the probate process AND the failure of the mortgage co to follow up with our intent to turn the property over to them despite our attempts to reach out since that Nov 30 court proceeding.
