You will most likely have more success mailing to property owners who own free and clear of debt.

Have you had success with that class or are you working mostly in B properties?

Two of the properties were significant rehab projects, and both turned out successful.   

I wrote and called with no success.

Considering your age and the fact you have a downpayment already you can become successful in real estate as soon as you get and maintain a job.

I see a lot of posts and hear on podcasts from people who did live through it as investors and they clearly learned a lesson they will never forget and consequently they are successful today.

I've learned from some very successful investors and after trying different methods I've had great success getting huge discounts telling motivated sellers that I have the money already at title and can close as fast as title can move.  

How you title this deal might have everything to do with your over all success in refinancing in a timely matter.
