I can't speak to the rest, but if the home inspector really did miss things he should have caught, he might be on the hook for damages as well.One immediate step is to photo/video document EVERYTHING so you'll have evidence if you go to trial. 

In addition to that have you considered renting out rooms to students vs the entire dwelling.

I think this firm is new to creating video courses, and the QBO course is only in video.
