@Vinvi Gucci, a few questions/comments:I would think YOU (and your wife) through your LLC should be getting a loan buy/refinance the house AND transfer the deed solely to your LLC at the same time.

In a perfect world, a small multi-family or home with a walk-out basement to house hack sounds ideal.

As a beginner, you can learn a lot from your uncle with a few rentals in another state or a co-worker who's on their second house hack.

A new house was built and sold across the street for over 800k.The whole street is new expensive houses and my house is the ugly duckling. 

Remember, they can always refer themselves😊Now, make it a goal to call at least 5-10 of these people EVERY day and ask a MAX OF THREE off the list below of who they know that:Just inherited a homeHad a loved one pass awayIs behind on their mortgage or tax paymentsHas a relative that can’t take care of their house anymoreHas a house they’re having trouble sellingIs facing bankruptcyKnows a probate attorneyKnows a bankruptcy attorneyetcWhy only three off the list per contact?

Hi Everyone,I am new to real estate investing and am looking to house hack in the DMV area.

An out of the box thought - buy your next primary residence or retirement house. 

I’m thinking about selling one of my debt free rentals to pay off the loan of the new house – thus erasing the $3500/month loan payment.

Then a second bigger house sometime down the road).
