What it will do is ensure rents get raised EVERY year on everyone, even people who have been there a long time and are good tenants, because if THEY leave then that unit can only be raised the allowed amount for the new person moving in who would essentially be benefiting from the old behavior of the good tenant.

He’s going to be asking 12 dollars a sq ft lower than market avg in our area but, there is hardly no storage for seasonal decorations, (Christmas tree, fall decorations, etc) no garage, no fence for yard, and no place to store our dogs.

What he did complete was great & I still can't believe the guy walked away, but not paying your off-the-book guys hurts.The contract was tight & every aspect of the job & draw ran through our attorney's para-legal & she's a bull dog (also an investor).
