We have also looked into the Oregon market because my mother is a realtor there - however, it seems like we would be banking on appreciation far more than cashflow, and I'm not sure I like that idea.So, I recently discovered the idea of turnkey property companies and am seriously considering that turnkey investing may be the best route for us.

If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.
