Househacking can be a little complex for tax purposes.You have a primary residence in addition to a rental property.You are eligible to deduct direct and indirect expenses related to your rental property.Direct expenses can be considered items like repairing an appliance in the rental unit  or doing the flooring in the rental unit.Indirect expenses are items are items for the full house that you would pro-rate to your personal residence and your rental property.
Sam Wish Build an apt complex or start small somewhere else?

No one looking to buy wants the business, they want the property which can and will be used to build an apt complex of at least 50 apts (on the conservative side)  and possible +100, which we've been told by the board is very likely since they want to build the area up.Does anyone have any experience in building a complex like that from scratch, i want to get into real estate and me (his son) this could be a huge step in the right direction, we have some investors we can sit down and talk with in the near future.

For this, at least in my area, if I am the owner occupant I can pull the permits myself  without a contractors license, even for some light plumbing and electrical work.
