Does anyone have experience using a side of their duplex as a STR & if so, what did you learn?

I have a few questions I would like feedback on from the community.1) How much does a well-done paint job add to the appraisal of a home vs doing it yourself with little to no experience?

I was in a similar position once - eager to begin investing.In my experience and piggybacking on Emma's response, there are pros and cons to both approaches that are worth considering:Buying an investment property first allows you to dip your toes into landlording while still renting yourself.

If he is producing double digit cash on cash, IRR, or annual ROI on a consistent basis kudos.

But given this is my first time, I wanted to ask if anyone's had experience with this and if there are any blind spots to my thinking.

What people don't talk about is you will find yourself upside down very quickly if you don't have experience in real estate and have enough to cover the debt service.

@William StricklandCalculate deals you can use a simple calculator, the issue is typically never the calculator but the data that is input into the calculatorGarbage in = garbage out and this is where experience and knowledge come into play.
