Be the guy that over delivers to your tenants. 

This is more efficient for them, but I prefer to pay on or about the first of every month, to break up the bill of having 1,000 gallons delivered at a time, lol.

Thanks again.I brought it up because I thought I was noticing a pattern while analyzing deals, wanted to see if anyone else observed it as well.Of course I realize the difference between ARV and Assessed wouldn't give an EXACT estimate of repairs, but was thinking maybe it was a good starting point for further analysis.For example, if a property's ARV and Assessed are very far apart I was thinking it might indicate that the property needs a lot of work...and vice verse if the ARV and Assessed are very close together.Is there any logic behind my train of thought in your opinion?

Craigslist is a big one for me too, if I have time that is.If nothing else, have Home Depot or Lowes bid out your materials, I usually save somewhere between 12 and 20% of list price and I can usually get them to deliver for free.

I don't think Ernie is that way, however as a guy with a couple thousand probate deals under my belt, I haven't been inclined to take anyone else's training.

I don't have any specific info on agencies in WA, but you're going to want to focus heavily on training and agent support when you're interviewing at brokerages.

I have acquired a Bachelors of Arts in Psychology and my Masters of Science in Social Work, Management, Leadership, and Community Planning (MLCP), which provides me the knowledge of organizational management, staff recruitment and training, policy and budget analysis.

I'd also write in a contract that if the investor can't deliver on the funds, you are able to take over the contract.

My first thought is to hire a buyer to train, assist with marketing, visit properties, and make offers. 

Can you deliver this or not??
