The act of closing is what actually creates the violation and this would have to go before the courts to decide if the policy covers it or not.Registrar - Should have caught this and it is a violation of ordinance but it would have to be the city that sues and for many reasons is simply not going to happen.Title Agent - Yes they also should have also caught this but this would be a full blown law suit and is simply not worth it.Not a large enough sum to make a big stink over so the auction company and their agents 'get away' with it.

Maybe do a better job at sharing your criteria with applicants up front (either pre-screening over phone or in person) so you dont waste as much time with showings, applications, and running background checks for naught. i.e. felony criminal background, any evictions or landlord court proceedings grounds for disqualification.

The courts can adjust the amount you pay if she finds out you are earning extra money and she files for a modification.

Just with 1month of vancancy can pretty much screw me over (rent around my area goes for about 1,500-2,000) and cant even imagine dealing with an eviction (lawyer fees, court fees).Can anybody please give me some options or suggestions on what I can do to get my REI started?

I'd guess the matter has come before the courts here about 20 times in ten years, considering the number of agents here, it is rather rare, but does happen.

We have to pay people to house sit when vacant, there are some rough areas, but I believe the proximity to NYC, major court systems, universities, ect parts of Newark have possibility for significant appreciation, and even if they never go up I still have great cashflow.
