What's kind of lost in this debate is that not only do property managers charge their 30%, but they're unlikely to generate as much top-line gross revenue as a motivated self-manager.We took over a cabin last year managed by property manager.

I am not entering into a political debate here.

Just a different spin that may work from both angles of the debate here...

Thanks @Dave Foster For the insight I was debating all my options and came up with a property like kind.

They understand forced appreciation and some enjoy the debate.  

I am retired and debating if I should do a 1031 and carry my loan of 240k or just take my equity and buy for cash.

My business partner and I have a debate going right now. 

I don’t have a deal lined up yet, just debating theoretical circumstances.

I just find this debate humorous because people throw it out like an absolute in cost savings.

I've never encountered the Fish / Bird Debate.
