In the office building where I work, we were able to shave about 10% on lighting expenses by allowing the janitorial staff to clean during the day (and make noise in the early evenings) so the building goes dark at night.

I would lose the awnings; those metal awnings always look incredibly dated, and unless you are in the south where there's fierce sun, they make it dark inside.

.- Change all kitchen / bath, garage and outside outlets to GFCI, depending on jurisdiction sometimes we change to separate circuit on Arc Fault breakers- Move Microwave to separate circuit- Add hardwired smoke / carbon detectors to code- Add Air hammer arrestors to fridge, D/W, Laundry- If replacing windows, ensure all new windows meet egress.Well be wrapping up tile, flooring, and swapping out the light fixtures next couple days!

The inspector said that as long as they have a smoke+carbon dioxide alarm, windows that can open up to 20"x24" (in case of fire and for escape) and the average person can stand upright with ease, then the owners can consider the two rooms in the attic as two bedrooms.
