If it were me, and the dogs are friendly and not causing any damage to the property, and not causing any problems for other tenants, I would probably just let it ride and note it in your lease (i.e. if a dog dies, it cannot be replaced without lease revision and nothing >35lbs, etc).

The problem is that on the next day I got a call from the adjuster saying asking for some additional details and saying that he reviewed my policy and this type of damage/incident was not covered.

If something were to happen, like extreme damage to a property, I would go tend to it in person for sure, but so far that's never happened with one of my turnkeys (did happen with a non-turnkey I have, but that's just a risk with rental properties in general and not turnkey or non-turnkey specific)How long was it before the properties started needing repairs?

It needs to be done after they move out and before the next tenants moves in (or you start having people traipse through), best to do it as soon as possible so they can't claim the damage happened under your watch.
