They compete with each other for the exact same pool of borrowers, so it's not probable that they will ever be wildly different (as essentially identical products), nor is it probable they will ever be exactly identical (due to competitive forces).

Your logic is sound, unfortunately most buyers struggle with envisioning the final product.

Anecdotal (and CoStar, to some degree) data indicates downtown - and East Village in particular - is overbuilt on the Class A high end for rental product. 

SOLUTION: Listen if I were you I'd put that property on the market as a rental and try to find 3-4 young professionals who are friends to rent the rooms out and refi into a conventional product so that you can pay your HML off and stop the bleeding!
