Not quite a new member as I've been lurking these forums for years, finally deciding to get serious and figured doing the "New Member Introduction" post would be a good step.Briefly about me:  I'm currently working as a merchant mariner (3rd Mate) and I travel for work about half the year, looking to get into real estate investing to supplement my income and begin building a portfolio during the half of the year when I am home.  

I am currently doing it with SFH and it has been wonderful for the most part.

Hi Everyone, I just wanted to get some advice on how I could leverage the current properties I have to acquire more real estate. 

She stays on the property maybe 2 or 3 times a year when not traveling out of the country.

Hello BiggerPockets community,I am currently in the process of remodeling a 3/2 1500 sqft wood home built in 1979.

This is a great strategy for high income earners as they can purchase a short-term rental get a cost segregation and slam a huge loss through to offset current years income. 

Since you are living there, it should be much easier to set up showings rather than a traditional rental traveling to the property.The biggest mistake I have made, and seen other makes, is loosening their guidelines after a few weeks/months of vacancy because they have simply had enough. 

I own an RM-1 property in Philadelphia that is currently being used as a duplex.
